Moreover, it has a direct impact on both operational and capital project costs. We are able to evaluate design options to ensure the desired brief is achieved and whole life costs and environmental impacts are considered as part of the design process.

Typical services are as follows, although these can be enhanced or modified to meet the client's requirements:

Inception: client brief; budgetary constraints; inspect site/initial appraisal; how to proceed; additional consultants; specialist preparatory works.

Feasibility: investigations to establish feasibility; alternative design/construction options; establish statutory obligations and approvals required.

Outline Proposals: evaluate options; confer with consultants; agree design direction.

Scheme Design: work up scheme for structure/services in sufficient detail to enable agreement with client; planning/listed building submissions.

Detail Design: detailing and specification; submission for building regulations.

Production Information: information in detail to enable tendering/construction; working drawings, details, schedules, specifications.

Tender Action/Project Planning: Prepare packages for tender purposes. Assist cost consultant (QS) on tender queries/evaluating tenders; appointment of contractor.

On Site: Administer building contract during works; inspect progress/quality of work; periodic reports.

Completion: Administer contract to completion of work; general guidance on maintenance; record drawings; inspect at end of defects period.
